Energy Performance Certificates

Before we can market your property we need to make sure that there is an Energy Performance Certificate in place. If you do not already have one then we can arrange for it to be provided.

Mortgages

It’s easy to forget that whatever happens in life, happens to people. What often gets lost among the complex mechanics and hard figures of insurance, mortgages, business protection and the like, is the person in the middle that needs a little help and reassurance. For OVISO, that’ll be you.

That’s why OVISO always start with your personal situation, rather than a rigid, written process. That’s why they always make sure they clarify, rather than confuse. That’s why they listen, learn, and advise what’s right for you and the people that matter to you.

Scoffield Stone can arrange for an impartial review of your financial situation.

Conveyancing

When we have given you the great news that we have sold your house, you will need a conveyancing solicitor to act on your behalf, carrying out the legal aspects of the sale.

We have a number of preferred solicitors and we will be more than happy to arrange for a quotation for you. (If you haven’t already chosen our ‘inclusive package’).

Surveys

Sometimes you’ll want to know a little bit more about the house than either we or the vendor can tell you in terms of the structural integrity of the building. For this you are going to need to enlist the help of a qualified surveyor.

We have a number of preferred surveyors and will be more than happy to make a recommendation… please ask.

Material Information in Property Advertising

At Scoffield Stone, we are committed to providing clear, accurate, and transparent property listings that comply with the latest industry regulations. Whether you’re buying, selling, renting, or letting, understanding *Material Information* is essential to make informed decisions.

What is Material Information?

Material Information refers to key details about a property that could influence a potential buyer’s or tenant’s decision. As estate agents, we are legally obligated to include this information in all property advertisements under the *Consumer Protection from Unfair Trading Regulations 2008* (CPRs) and the guidance provided by the National Trading Standards Estate and Letting Agency Team (NTSELAT).

This ensures that consumers are fully informed before committing time or money to a property transaction.

Material Information for Property Sales

For property sales, Material Information includes but is not limited to:

  • Price Information: The asking price or guide price of the property
  • Tenure Details: Whether the property is freehold, leasehold, or commonhold, and any associated costs, such as ground rent or service charges
  • Property Attributes: Size, number of bedrooms, and significant features or limitations
  • Restrictions: Planning restrictions, covenants, or legal agreements that affect the use of the property
  • Local Information: Proximity to amenities, schools, transport links, or areas prone to flooding

Material Information for Lettings

For lettings, additional details are crucial to ensure transparency, including:

  • Monthly Rent and Deposits: The rental price, required deposit, and whether a holding deposit is needed.
  • Length of Tenancy: Whether the tenancy is fixed-term or periodic.
  • Council Tax Band: To help tenants understand additional costs.
  • EPC Rating: The energy performance of the property.
  • Utilities and Bills: What is included in the rent (e.g., utilities, internet).
  • Restrictions: Any policies on pets, smoking, or other tenant criteria.

Why is Material Information Important?

Material Information ensures fairness and transparency in property transactions. By advertising this information upfront, we reduce the risk of misunderstandings or disputes, helping all parties involved to proceed with confidence.

Our Commitment

At Scoffield Stone, we work diligently to ensure all property listings for sales and lettings meet these requirements. If you have any questions or need clarification about the Material Information for any property, please don’t hesitate to contact us. Your trust and confidence are our top priorities.
