Our Other Services
Charlotte MccormickTrustindex verifies that the original source of the review is Google. We would highly recommend Scoffield Stone Estate Agents, they were incredibly professional and extremely efficient throughout the whole process. We accepted an offer within the first week and from offer to completion it took just under 3 months thanks to the excellent customer services team. Alex and Claire in particular kept us informed at every stage of the process and worked diligently to arrange viewings, negotiate offers and progress the sale for us. Thank you Scoffield Stone for such a smooth process in selling our home.

Thank you, Charlotte. It was an absolute pleasure. We wish you all the very best in your new home. Tania DouglasTrustindex verifies that the original source of the review is Google. Firstly, Paul visited to appraise my property and we discussed a sale price I decided on the package where a video of your property is taken, together with photos. I've got to say, the video was amazing and everyone I showed it too, was super impressed by the detail and quality. Within an hour of my property going live on Rightmove, I had a viewing booked. A couple of hours later, another viewing booked. The first viewer, viewed the following day and made an offer, which I accepted. Communication with the sale negotiator, Claire, was excellent. This is the third time Scoffield Stone have sold a property for me. I go back because the quality of the service is excellent and the team are always approachable. I will add, as I'm conveyancer, I deal with estate agents every day. For me, Scoffield Stone stand out, for all the right reasons. I would highly recommend this local agent, who always delivers. Thank you Paul and your excellent team.

Such kind words, Tania. Thank you so much. It was an absolute pleasure to work with you again ... see you in the future 😉 Megan WoodhouseTrustindex verifies that the original source of the review is Google. Our experience with this estate agency was unfortunately quite underwhelming. One of the main concerns was a breach of confidentiality. Instead of speaking directly with myself the homeowner, they shared sensitive information with another party — who wasn’t the legal party involved. We raised this with them and were reassured it wouldn’t happen again, but the same issue occurred numerous times, which was disappointing. We also didn’t find the staff very approachable and felt they lacked communication throughout the process. There were long periods — even months — where we heard nothing at all, and we constantly had to chase our vendor himself for updates. It often felt like we were left in the dark during a very important and stressful time. What stood out the most, though, was the end of the process. After everything was completed, there was no effort to acknowledge or celebrate the move, just a generic email..No congratulations, no thank you. It all felt very transactional and impersonal. While we’re happy to be in our new home, the journey there didn’t feel supported or well-handled...It felt like we were just a number!

Hi Megan, Thank you for your honest review. While it’s never easy to read feedback like this, we genuinely appreciate you taking the time to share it. As a family-run, independent business, we care deeply about the service we provide, so it’s incredibly disappointing to hear that your experience didn’t reflect the standards we hold ourselves to. We’re really sorry to hear that you felt let down, especially at such an important and emotional time. Buying a home is a huge milestone, and we understand how crucial good communication and a sense of trust are throughout the process. You raised a concern about confidentiality, and while we’ve since had the chance to revisit the situation in more detail, we absolutely recognise that the way it came across to you was upsetting. That’s something we take seriously, and we’re grateful you brought it to our attention so we can ensure we handle things more carefully in future. We also acknowledge your comments around communication and the feeling of being left out of the loop. That’s not the experience we want anyone to have, and it’s clear we could have done more to support and reassure you along the way. We’re already reviewing how we manage updates and client contact to make sure no one feels overlooked. And you’re right, the end of the process should have felt like a moment to celebrate. We missed the mark there, and we’re sorry it felt so impersonal after everything. That’s something we’re going to put right in how we approach future completions. We truly value your feedback, not just as criticism, but as an opportunity to learn and grow. Thank you again for sharing it. We’re committed to doing better and making sure no one else feels the same way. And her team mates , like Sam, were so helpful, supportive and super professional. We were processing the rental as normal, when I had a personal matter I needed to attend to. I was stressing and concerned the deal could fall through, but Sally and team, took control, gave reassurances and ultimately collected the keys on Friday 😄 thanks so much

Thank you, Jeremy. Liz is a great source of local knowledge. Glad you are happy. Ocd GazTrustindex verifies that the original source of the review is Google. After inviting numerous local Estate Agents to view and value my property for sale .... Paul and the team at Scoffield Stone were the standout choice. They truly know the market and, unlike the other Agents, took everything into consideration about my property before valueing. The other Agents appeared to be only interested in the square footage .... whereas Paul was also interested in the curb appeal, plot, location, position and potential of my property. His valuation prooved to be spot on as viewings and offers came in at a nice steady pace. The sale progression was also smoothly administered by the friendly Scoffield Stone team. Offer to completion took just over 3 months, which is well below the average of 5 months. I would highly recommend Paul and the team at Scoffield Stone.

Lovely words. Thank you very much, it was a pleasure to act for you.
Energy Performance Certificates
Before we can market your property we need to make sure that there is an Energy Performance Certificate in place. If you do not already have one then we can arrange for it to be provided.
Mortgages
It’s easy to forget that whatever happens in life, happens to people. What often gets lost among the complex mechanics and hard figures of insurance, mortgages, business protection and the like, is the person in the middle that needs a little help and reassurance. For OVISO, that’ll be you.
That’s why OVISO always start with your personal situation, rather than a rigid, written process. That’s why they always make sure they clarify, rather than confuse. That’s why they listen, learn, and advise what’s right for you and the people that matter to you.
Scoffield Stone can arrange for an impartial review of your financial situation.
Conveyancing
When we have given you the great news that we have sold your house, you will need a conveyancing solicitor to act on your behalf, carrying out the legal aspects of the sale.
We have a number of preferred solicitors and we will be more than happy to arrange for a quotation for you. (If you haven’t already chosen our ‘inclusive package’).
Surveys
Sometimes you’ll want to know a little bit more about the house than either we or the vendor can tell you in terms of the structural integrity of the building. For this you are going to need to enlist the help of a qualified surveyor.
We have a number of preferred surveyors and will be more than happy to make a recommendation… please ask.
Material Information in Property Advertising
At Scoffield Stone, we are committed to providing clear, accurate, and transparent property listings that comply with the latest industry regulations. Whether you’re buying, selling, renting, or letting, understanding *Material Information* is essential to make informed decisions.
What is Material Information?
Material Information refers to key details about a property that could influence a potential buyer’s or tenant’s decision. As estate agents, we are legally obligated to include this information in all property advertisements under the *Consumer Protection from Unfair Trading Regulations 2008* (CPRs) and the guidance provided by the National Trading Standards Estate and Letting Agency Team (NTSELAT).
This ensures that consumers are fully informed before committing time or money to a property transaction.
Material Information for Property Sales
For property sales, Material Information includes but is not limited to:
- Price Information: The asking price or guide price of the property
- Tenure Details: Whether the property is freehold, leasehold, or commonhold, and any associated costs, such as ground rent or service charges
- Property Attributes: Size, number of bedrooms, and significant features or limitations
- Restrictions: Planning restrictions, covenants, or legal agreements that affect the use of the property
- Local Information: Proximity to amenities, schools, transport links, or areas prone to flooding
Material Information for Lettings
For lettings, additional details are crucial to ensure transparency, including:
- Monthly Rent and Deposits: The rental price, required deposit, and whether a holding deposit is needed.
- Length of Tenancy: Whether the tenancy is fixed-term or periodic.
- Council Tax Band: To help tenants understand additional costs.
- EPC Rating: The energy performance of the property.
- Utilities and Bills: What is included in the rent (e.g., utilities, internet).
- Restrictions: Any policies on pets, smoking, or other tenant criteria.
Why is Material Information Important?
Material Information ensures fairness and transparency in property transactions. By advertising this information upfront, we reduce the risk of misunderstandings or disputes, helping all parties involved to proceed with confidence.
Our Commitment
At Scoffield Stone, we work diligently to ensure all property listings for sales and lettings meet these requirements. If you have any questions or need clarification about the Material Information for any property, please don’t hesitate to contact us. Your trust and confidence are our top priorities.
